The Electrical Equipment (Safety) Regulations 1994 requires that all mains electrical equipment (kettle, fax, copier, computer, extension lead, etc., including 110V equipment) new or second hand, supplied with an accommodation, a business or public place must be safe. Landlords therefore need to maintain regularly the electrical equipment they supply to ensure it is safe.
In fact, if it is electrical and has a plug on it, whether it is in regular use or not, then it must be maintained safely. Portable Appliance Testing, or PAT Testing, is a common service to maintain electrical appliances.

At KJ Property Services we offer a standard maintenance service in the same way one would normally expect, i.e. when you or your tenant have a problem, we are contacted and attend the job. However, we can offer a more in depth property maintenance service, whereby we will make regular inspections of your properties at set dates and deal with any repairs or maintenance that are required at the time. On offer are different levels of our maintenance service to landlords.
At KJ Property Services you don't have to worry about issues like repairs and maintenance. We undertake all the maintenance and repairs of the property. Most of the time, we can provide a quotation to you but on the occasion that an emergency arises we can cover repairs to an agreed amount taking away the need to contact you for any small problem.
This emergency service is also quite handy for the tenants and they can contact us at any time.
All gas and electrical appliances and installations in rented accommodation should be tested and certified as being safe, annually. If they are not, the landlord could be liable for any resulting damage or injury sustained by any accident caused by the gas installation.
In 1996 the government passed a law that requires all landlords who rent part, or all of a property, to have all gas appliances and pipe work checked and certified, to prove that the gas appliances meet gas safety standards every 12 months. This applies to all gas appliances used to cook, heat and refrigerate on the property.
KJ Property Services carries out Gas Safety certificate inspections and is able to provide the corresponding certificates for landlords, once appliances have been checked and passed.
What does a Landlord Gas Safety Inspection Include?
Our gas engineer operating under the Gas Safe Register (previously CORGI) will check the following during a Landlord gas safety inspection:
1. Check appliance for gas tightness.
2. Check standing and working pressure if test points available.
3. Check burner pressure / gas rate against manufacturers data plate.
4. Check for satisfactory provision of all necessary ventilation.
5. Test flue flow to ensure removal of products of combustion.
6. Check satisfactory operation of all the flame failure devices.
7. Check for physical stability, presence and effectiveness of stability brackets (where appropriate).
8. Investigate any evidence of unsafe operation and report to a responsible person.
An appliance cannot be deemed as having been checked, until the above has been completed.
Once your property has passed the gas safety certification, we will schedule a return to your property every 12 months to keep your gas safety certificate up to date. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
